What are floorplan services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser measures the property with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services required?

Property tax records often reflect inaccurate square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more space than you own! Unless an appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your home on the market

A home floorplan service will ensure that you're paid fair market value for your home. Living space is one of the biggest elements potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for.
